Who it's for / Bridging and mortgage lenders

Know the property before you pay for the valuation.

Most deals that fall over do so for reasons you could have found on the first call: a short lease, a company freeholder nobody mentioned, a value the street does not support. One search puts all of it on one page.

Before the valuation is instructed

  1. Search the address, postcode or title number. The report opens with the key details: guide estimate, tenure, years left, flood risk and anything flagged.
  2. Check the lease and the freeholder. See the registered lease terms and, where a company owns the freehold or the lease, which company.
  3. Read the risks. 24 environmental searches, conservation area and listed status, and the building’s details.
  4. Test the value. Comparables, sold prices in the street, homes for sale nearby and the local trend, so you can sense-check the figure you have been given.
