What counts as a property search?

Opening the report for a property for the first time. Opening it again later, browsing the map and searching by company are not charged. Like the prices, these rules are a draft until launch.

Where does the data come from?

HM Land Registry (price paid, INSPIRE title boundaries, registered leases and company-owned titles), Ordnance Survey, the EPC register, the Environment Agency, local planning records and other public and licensed sources.

Is the guide estimate a valuation?

No. It is an automated guide based on comparable sales, shown with a range and the comparables used. It is there to help you sense-check a figure, not to replace a RICS valuation.

Does it replace official copies of the register?

No. It shows the title number, tenure and boundary so you know what to order, but it does not supply official copies (OC1) or title plans from HM Land Registry.

Which parts of the UK are covered?

England and Wales, which is where HM Land Registry data applies.

Can my whole team use it?

Yes. Everyone in your firm has their own sign-in and shares one list of saved properties, so a property one person has searched opens free for the others.

Are these prices final?

Not yet. The prices on this page are a draft while the portal is in early access.

Can I search by title number?

Yes. Type a Land Registry title number into the search box. You can also search by postcode, by full address, by company name or number, or by moving around the map.

What does "where available" mean?

Each part of the report comes from a different source, and not every source covers every property. A lease only appears for leasehold property, an EPC only where a certificate exists, and a listing only if the property has been on the market. Where nothing is on record, the report says so.

Why is ownership blank for some properties?

Ownership comes from HM Land Registry data about property owned by companies. When a person owns the property, it is not in that data, and the report says the owner is on the title register.

How do I add people to my team?

Each person in your firm gets their own sign-in, and everyone shares one list of saved properties. During early access, tell us who to add when you request access.
